Asphalt Sealcoating Services in Dallas, Texas

Dallas Asphalt Sealcoating ServicesIf you are like most people, you were impressed that your contractor was able to construct your asphalt pavement so economically and quickly. Your pavement’s smooth, even finish and luxurious color also made a good impression on you. If you want your pavement to stay beautiful and have a long life, however, you should plan to provide it with a little routine maintenance. When you create your maintenance plan, you want to make sure that asphalt sealcoating is at the top of your list.

What Is Asphalt Sealcoating?

A sealcoat, also known as an asphalt sealant, is a product that is formulated to adhere to an asphalt pavement. Asphalt sealcoating contractors typically receive the sealant as a dry, concentrated powder that they must mix with water and silica sand; an additive may also be included in the mix. The liquid mix is then applied by a local asphalt sealcoating professional who uses a sprayer, squeegee, or both. After the asphalt sealcoating company applies a thin coat, the sealant is allowed to dry before applying a second thin coat. Normally, the first coat of Dallas asphalt sealcoating is dry enough for a second coat in less than an hour, but the weather will determine the actual drying time. To dry and cure, the water contained in the mix must evaporate. As it evaporates, the particles the mix contains are drawn together tightly, and the sealant forms a strong bond with the pavement. During the curing process, your parking lot asphalt sealcoating turns into a tough, hard shell that protects your pavement from damage. In addition, sealcoating also enhances your pavement’s appearance.

What Does Asphalt Sealcoating Protect Against?

Asphalt Sealcoating Services In Dallas, TXWhen you hire an asphalt sealcoating company to apply a sealant, you may be surprised by how economically priced the procedure is. Do not be fooled by the low cost, however, because Dallas asphalt sealcoating is extremely effective at protecting pavements against some formidable forces.

  1. The sun, or to be more precise, the ultraviolet radiation that the sun emits, can wreak havoc on asphalt pavements. UV rays steal the moisture that your pavement contains, so the asphalt becomes brittle and hard. Hard, brittle pavement cannot flex and rebound as it should, so it becomes much more likely to crack. Sealcoating acts like a highly effective sunscreen that blocks UV rays. Given the harsh summers in the area, applying asphalt sealcoating to Dallas pavements is a very cost-effective way to lower your asphalt repair bills and prevent the premature deterioration of your pavement.
  2. Inevitably, vehicles will leak gas, oil, and other fluids onto your pavement. Almost all vehicle fluids are distilled from petroleum, and petroleum distillates attempt to recombine when they come into contact with each other. Asphalt is also a petroleum distillate. When vehicle fluids try to recombine with an asphalt pavement, there is a destructive reaction. The asphalt binder that holds the paving together is destroyed, resulting in a soft, crumbly mess that will quickly turn into a pothole. Leaked vehicle fluids need to be removed before they deteriorate the pavement beneath them. Since sealcoating drastically slows the rate at which vehicle fluids can reach the pavement, you have more time to remove them.
  3. Water infiltration is another enemy of asphalt pavements. If water enters through cracks or potholes, it will find its way to the foundation that your pavement relies on for strength and flexibility. The water erodes the foundation, weakening and destabilizing it. Foundation damage is the leading cause of alligator cracking and potholes. Sealcoating protects against foundation damage in two ways. First, it helps prevent cracks and potholes from forming. Second, it enhances your asphalt pavement’s natural water-resistant properties.

How Does Sealcoating Enhance the Appearance of a Pavement?

The same UV rays that make asphalt pavements dry and brittle also bleach the color from them. The pavement will fade from dark, luxurious black to dingy gray or brown. Parking lot asphalt sealcoating blocks ultraviolet radiation, but it can also restore faded pavements to their original color. In addition, the fine particles in the sealcoating will settle into tiny imperfections in the pavement’s surface and conceal them. This gives the pavement a smooth, even appearance.

How Often Should Asphalt Sealcoating Companies Apply a Sealant?

Asphalt sealcoating in Dallas should not be applied to a new pavement until the asphalt paving has had time to cure. Depending on the time of year and the thickness of the asphalt courses, this normally takes two to six months. Subsequent applications will need to follow every 18 to 48 months, but the precise interval will depend on several factors.

  1. The average number of vehicles that drive across or park on your pavement each day is an important factor. In general, the greater the number of vehicles, the sooner asphalt sealcoating in Dallas will wear away. Thus, a busy parking lot may need sealcoating every 18 or 24 months, but one that is lightly used may only need parking lot sealcoating every three or four years.
  2. The weight of the vehicles also matters. The heavier the vehicles are, the more wear they will inflict on your parking lot sealcoating. Therefore, parking lots that support recreational vehicles, buses, or heavy trucks will need sealcoating more often than a parking lot that only allows passenger vehicles.
  3. The condition of your pavement is another factor that asphalt sealcoating companies must consider. There are specific pavement conditions that asphalt sealcoating contractors know will have a detrimental effect on the sealant’s longevity.
