The longevity of an asphalt pavement depends on the quality of its construction, the care it receives throughout its life, and adherence to the loading limits it was engineered to support. However, even the best-built asphalt pavements can sometimes become so unsightly or hazardous that they need a comprehensive solution. Once their pavement has deteriorated to that point, many property owners in the DFW metroplex think that the only solution is to have a contractor demolish it and rebuild it. However, in many cases, an asphalt overlays a speedier, more economical solution.

What Is an Asphalt Overlay?

Typically, a Dallas asphalt overlay company will mill the pavement to grind away one to three inches of the existing asphalt. The pavement is then restored to its original elevation by installing and compacting a sufficient number of asphalt courses to achieve that goal.

Is It Possible to Install an Asphalt Overlay on Any Pavement?

In theory, any pavement could receive an asphalt overlay in Dallas. However, there are certain pavements that a reputable asphalt overlay contractor will not recommend for resurfacing, usually because a reconstruction is a more cost-effective solution.

  1. An asphalt overlay in Dallas needs a strong, stable foundation to support it. If the existing pavement has an unstable, damaged foundation, the asphalt overlay company will need to remove the entire depth of the pavement to repair the foundation. Alligator cracking, large potholes, pavement subsidence, and deep cracks are signs that the foundation has been weakened and destabilized. If the foundation damage is confined to less than 25% of the pavement’s total area, an asphalt overlay may be a feasible, cost-effective solution.
  2. Severe pavement damage that affects more than about 30% of the pavement’s surface area may lead local asphalt overlay professionals to recommend a reconstruction instead of an overlay. This is especially true if the damage consists of cracks or potholes deeper than three inches, large areas of alligator cracking, or large areas of damage that are separated by great distances. As previously noted, the milling operation seldom removes more than three inches of the existing pavement. Damage that goes deeper than that will need to be repaired before your contractor can install an asphalt overlay. Otherwise, the damage pattern will quickly show up in the overlay. The expense of asphalt milling, extensive deep repairs, possible foundation repairs, and the overlay itself can make resurfacing a financially unwise option.
  3. Subterranean issues can also make a commercial asphalt overlay prohibitively expensive. Before installing an asphalt overlay in Dallas, contractors must determine why the existing pavement failed. Sometimes, the original paving contractor failed to construct a foundation strong enough to withstand the weight of the traffic the pavement supports. In other cases, the weight or number of vehicles increased substantially after construction. Previously undetected underground springs, buried drainpipes that have collapsed over great distances, or problems with the soil beneath the pavement are some other possible subterranean issues that need to be addressed. In such cases, a reconstruction may be more cost-effective than an overlay.

Does an Asphalt Overlay Require Maintenance?

Your overlay should receive the same routine maintenance as a new pavement. This includes sealcoating it, keeping it clean, and promptly repairing any cracks or other damage that might occur.

What Is the Life Expectancy of Asphalt Overlays?

Just like your original pavement, the longevity of your asphalt overlay will depend on the maintenance and the usage it receives. Typically, a properly maintained commercial asphalt overlay will last between 12 and 15 years. An overlay on a busy highway may last between 10 and 12 years. However, it is important to note that the resurfacing procedure can be performed on the same pavement numerous times as long as pavement and foundation damages are kept under control.

How Do You Install an Asphalt Overlay?

The first step in the process is to determine whether resurfacing will provide the client with true value. Dallas asphalt overlays should give you the aesthetics and functionality of a new pavement, but it should cost you significantly less. Once we are certain that resurfacing your pavement is the right solution for you, we usually take the following actions.

  1. We evaluate the depth of any potholes or cracks to determine how much pavement will need to be removed.
  2. We set the cutters on a milling machine to remove a depth of pavement that is sufficient to remove all or most of the damaged pavement.
  3. We mill the pavement. Milling allows transitions, grates, curb reveals, and other protrusions to be retained at their proper elevations.
  4. We clean the pavement to remove any asphalt particles or other debris.
  5. If necessary, we repair damage that the milling operation did not address.
  6. We typically apply a tack coat so that the overlay and the milled surface can form a strong bond.
  7. We restore the pavement by placing and compacting as many course of fresh asphalt as are needed to bring the pavement back to its original elevation.
